Garage Door Rollers: When to replace them and how does that affect your garage door opener.

“The wheels on the door go round and round” Pretty simple right? Well, yes and no. First of all, there are several types of garage door rollers and each type affects how your garage door moves and what noise you hear while the door is moving differently.

Stem rollers are plastic rollers that have no bearings so they turn on the stem itself. The problem with these type of rollers is, the wear faster and tend to lock up and slow the door down when they are not turning properly.

Metal bearing rollers Are metal rollers with 7 ball bearings around the stem. These garage door rollers run smoother but have a tendency to get noisy as they wear. If you hear a “clacking” sound, move the door up and down manually as you visually inspect the rollers to see if they are running “true”.

Nylon bearing rollers are the ideal roller for your garage door! Here is why: The best of both worlds are put into this roller. A nylon coating for a smoother quieter travel as well as ball bearings for longevity and elimination of dragging on the garage door.

As I explained above garage door rollers that are not turning properly drag the garage door down. The garage door opener does not actually “open” the garage door. What this means is, When the door is balanced properly and the rollers are in good condition, a child should be able to lift the door. DYI Garage Door Maintenance

This post highlights what maintenance steps or repairs you as a homeowner can SAFELY perform on your garage door.

Track Mounting Brackets

The mounting brackets are the “L” shaped brackets that attach the track to the wall or “door jambs” These components are the first ones to check while providing maintenance. You need to take a close look at the 7/16 nuts that hold the bracket to the track and the 7/16 or possibly 1/2 bolts that attach the bracket to the wall to make sure they are not loose.

Garage Door  Tracks

The  tracks are the guides the rollers travel through when raising and lowering the garage door. Check the alignment of the vertical to horizontal track. What you are looking for is to see that the rollers make a smooth transition from the vertical to the horizontal position. Inspect the the connection closest to the wall.  If is is not properly aligned, then you have to loosen the screws ON THE VERTICLE TRACK ONLY, but make it a point to not to dismantle the garage door assembly in the course of its repair. You have to tap the loosened track into their original  alignment in order that they may be in proper position to hold the garage doors.

Track cleaning

The tracks are the parts in the garage doors which  prone to causing the door to “hang up” because of accumulation dirt and grease.. This causes friction  in the tracks also . Clean the track so it is free of grease and dirt. DO NOT GREASE THE TRACK! I will go go over lubrication points later on, keep in mind the tracks are not one of the points. they are simply guides for the rollers to travel through.

Hinges and door brackets

Have damaged hinges replaced immediately! Damaged hinges will cause a safety issue but also cause excessive wear on the rollers, causing the door not to run as smoothly as it should. Tighten up all the door screws to assure that all hinges and brackets are tight. DO NOT remove bottom brackets for any reason! These brackets are under severe tension and will most certainly cause injury or death! Most manufactures will install Red colored nuts and bolts for areas that are under tension. But, Do NOT take it for granted that the installer used the nuts and bolts and assume its safe! REMEMBER: RED IS DEAD!

Lubrication

All moving parts of the door should be lubricated preferably with a spray lubricant. NOT WD-40. A silicone or non silicone lube is fine. Parts include: torsion spring, side bearings, hinges and roller bearings. Notice the track is not on this list.

A word of caution

It’s to become extremely noted that the garage doors that require repair with respect to the  torsion springs and cables that run along side of the door and attach to the BOTTOM BRACKETS,  MUST be done by a professional technician.The Spring tension is very high and the proper tools and knowledge must be used!

Garage Door Access Systems and Cold Weather

Living in Southern Arizona, it’s hard to believe that I run into this problem from homeowners. Let me tell you folks, it gets cold here too! It gets below 40 degrees and we run for cover!  As far as your garage door and garage door opener is concerned, that first cold snap is quite a shock. For most garage door companies, Autumn is spring, drive gear and adjustment  season. Here is what happens. Plastic and tempered steel changes as the weather the weather changes. Cold weather makes these items brittle and if there is a fracture to begin with, the weather will finish it off. The best case scenario and what most commonly happens, (A minor adjustment and tune- up will solve this problem), is that the wood jamb around your garage doors swell with moisture and causes your garage door to drag. If the force settings are set to low and/or the garage door track is not adjusted properly, guess what?  Yep, your stuck using the door manually until a garage door repair company can take care of the issue.

How can this be avoided? Although failure of a garage door torsion spring or garage door opener drive gear may be difficult to foresee, there are measures you as a homeowner can take to add life to your garage door and garage door opener.
